NVR, Inc., a Virginia corporation formed in 1980, is one of the largest homebuilders in the United States. The company operates in thirty-seven metropolitan areas in sixteen… states and Washington, D.C. through its homebuilding operations which construct and sell single-family detached homes, townhomes and condominium buildings under three trade names: Ryan Homes (marketed primarily to first-time and first-time move-up buyers), NVHomes (marketed primarily to move-up and luxury buyers), and Heartland Homes (marketed primarily to move-up and luxury buyers). The company's homebuilding segments operate in four geographic regions: Mid Atlantic (Maryland, Virginia, West Virginia, Delaware and Washington, D.C.), North East (New Jersey and Eastern Pennsylvania), Mid East (New York, Ohio, Western Pennsylvania, Indiana and Illinois), and South East (North Carolina, South Carolina, Tennessee, Florida, Georgia and Kentucky). NVR does not typically engage in land development but instead acquires finished building lots from third-party land developers pursuant to fixed-price lot purchase agreements with forfeitable deposits. To serve homebuilding customers, NVR operates mortgage banking and title services through wholly owned subsidiary NVR Mortgage Finance, Inc. (NVRM), which originates mortgage loans exclusively for NVR homebuyers and sells closed loans into the secondary markets primarily on a servicing released basis. In 2025, NVRM closed approximately 16,400 loans with an aggregate principal amount of approximately $6.0 billion. The company utilizes independent subcontractors under fixed-price contracts for construction work and employs approximately 6,300 full-time employees as of December 31, 2025, including approximately 5,320 in homebuilding operations and approximately 980 in mortgage banking operations.
