Company Overview

Public Storage is a Maryland real estate investment trust (REIT) and the industry-leading owner of self-storage properties in the United States. As of December 31, 2025, the Company held interests in and consolidated 3,171 self-storage facilities with an aggregate of 229 million net rentable square feet of space operating under the Public Storage® brand. The Company is present in most major U.S. markets across 40 states. Public Storage benefits from significant competitive advantages including its scale, widely recognized brand name, and advanced technology platform. Beyond core self-storage operations, the Company manages insurance programs for tenants, provides third-party self-storage management services (managing 362 facilities for third parties with 28.2 million net rentable square feet), and offers lending programs to third-party self-storage owners. The Company also sells merchandise such as locks and boxes to customers. Public Storage holds a 35% interest in Shurgard Self Storage Limited, a public company with 332 self-storage facilities across seven Western European countries. The Company operates as an UPREIT (umbrella partnership REIT) structure following a 2023 reorganization, with primary assets held through an operating partnership, Public Storage OP, L.P., and its subsidiaries. In 2025, the Company achieved record revenues of $4.8 billion and record net operating income of $3.5 billion, with a direct operating margin of 78.2%.
