The Company is engaged in the business of acquiring, owning, operating, developing and redeveloping apartment communities located in strategic markets in the United States. MAA's portfolio includes wholly owned properties, properties held through consolidated partnerships and investments in affiliates. The Company operates in the multifamily residential real estate market, with properties strategically located in key metropolitan areas across the Southeast, Southwest, Mid-Atlantic and other regions of the United States. In addition to its apartment communities, MAA owns retail properties and certain non-multifamily real estate. The Company's operations are focused on generating revenue through rental income from residents and ancillary services, as well as property sales and capital appreciation.
