Consistent with its asset-light focus, the Company owns or leases less than one percent of its lodging properties. The Company's brand portfolio includes luxury brands (JW Marriott, The Ritz-Carlton, The Luxury Collection, W Hotels, St. Regis, EDITION, Bvlgari), premium brands (Marriott Hotels, Sheraton, Westin, Autograph Collection, Renaissance, Le Méridien, Delta Hotels, Tribute Portfolio, Design Hotels), select brands (Courtyard, Fairfield, Residence Inn, SpringHill Suites, Four Points, TownePlace Suites, Aloft, AC Hotels, Moxy, Element, Protea Hotels, citizenM), and midscale brands. The Company operates Marriott Bonvoy, its loyalty program with nearly 271 million members as of year-end 2025. Under franchise agreements, the Company receives royalty fees (typically 4-7% of room revenues, with additional percentages for food and beverage), initial application fees, and reimbursements for centralized programs including reservations, marketing, and loyalty operations. Under management agreements, the Company earns base and incentive management fees based on hotel revenues and profits. Franchise terms generally range from 10-25 years. The Company generates revenues through franchise fees, management fees, fee services, reimbursements, and owned/leased property operations. The Company is subject to various regulations including employment practices, marketing, consumer protection, trade sanctions, anti-bribery, intellectual property, cybersecurity and data privacy, franchise offering regulations, competition and pricing, climate and environment, health and safety, and credit card regulations.
